Welcome to our consultation website, which explains Lands Improvement’s proposals to deliver new homes at land at Court House Farm, Easton-in-Gordano, near Pill.
Here you will be able to learn more about the plans for the development and how it will sustainably deliver the homes, open space, and infrastructure for new and existing residents to enjoy.
We have submitted an outline planning application to North Somerset Council, which will now carry out its own statutory consultation in considering the planning application. You can view and comment on the application on North Somerset Council’s planning portal, using reference number: 25/P/1413/OUT.
We held a public consultation on 11th February at Pill Community Centre Church Place Pill, Bristol BS20 0AE. Thank you to everyone who attended and provided feedback.
We also held a public information event to show our revised masterplan. This took place between 3pm and 7pm on Monday 19th May at Pill Community Centre, Church Place, Pill, Bristol BS20 0AE. Copies of the materials displayed on the day are available here.

The Site
The site is strategically located, with the M5 running to the north, Gordano Services to the west, St George’s Hill and St George’s Hall to the south, and Church Road to the east.
Easton-in-Gordano and Pill are within walking and cycling distance of the site, which is well-connected by regular bus services from Priory Road and St George’s Hill. The Avon Cycleway passes to the south of the site, which connects to National Route 4, National Route 41, and the Bristol and Bath Cycle Path, allowing for safe and convenient travel by bicycle.
Shirehampton Railway Station, just a 20-minute cycle away, provides direct train services to Avonmouth and Bristol Temple Meads, further enhancing connectivity. North Somerset Council has also committed to completing the Portishead to Bristol line as part of the MetroWest programme, which includes plans to reopen a railway station at Pill.
The site is situated in an area of low landscape sensitivity and has been previously assessed by North Somerset Council as making only a limited contribution to its Green Belt purposes.
Our Proposals
Our proposals aim to create a balanced community that addresses local housing needs by providing up to 45% affordable homes across a range of household sizes to suit varying generations.
This community will help keep local people in their home parish, enabling them to continue supporting local businesses, schools, and community activities.
Our Proposals Include:
- Cycle and pedestrian access from Marsh Lane and vehicular, cycle, and pedestrian access from St Georges Hill
- Up to 186 new homes, of which 45% will be affordable homes, ranging from 1- to 5-bed, based on local need
- Retaining and improving the Public Right of Way, connecting Church Road to Gordano Services and enhancing views to St George’s Church
- Landscaped green buffers to woodlands around St George’s Hall, with generous back gardens to further set homes back
- Public Open Space with extensive tree planting and wildflower meadows
- Enhancing existing planting and installing new habitat features, delivering at least a 10% Biodiversity Net Gain
- Sustainable Urban Drainage Systems, to help improve how the site holds and drains surface water

Submit outline planning application to North Somerset Council

Expected decision by North Somerset Council
As an outline application, the Council will only be considering the general principle of development, in terms of whether the site is suitable for housing, and whether it can accommodate the number of homes we propose, and whether the accesses are appropriate. If outline planning permission is granted, there will be a further planning application, called a Reserved Matters application. The Reserved Matters application will agree the details of the scheme, including exact house placements, materials, etc.
